Russian Hill Summit Russian Hill Summit, completed in 1998, sits on the very top of Russian Hill in a National Historic District. The site had been the subject of bitter controversy for nearly a decade with the previous developer forfeiting permits when it declined to go forward with construction. Lawsuits with neighbors and the City ensued. We acquired the property in 1995 and were able to redesign the project , navigate an intricate approval process and obtain entitlements in 16 months. Construction was completed in March of 1998 and all units were sold and closed within 30 days. The unit square foot prices reached $1300, at the time, the highest price paid for new construction in San Francisco. Recent re-sales have been near $1800/sq. ft.. Although the project appears relatively small in scale and traditional in feel, construction techniques included a post tension concrete superstructure for acoustic privacy and featured a 22 car underground garage that crossed six property lines. |
